Why Should You Choose Me?

You may consider selling your property independently in an attempt to circumvent paying a real estate commission.  But will that course of action really save you money in the long run?  Do you have the time and expertise to handle all of the facets of a transaction that involves one of your most important assets, by yourself?

What To Look For In An Agent.

Not every agent has the same qualifications.  The following are things to keep in mind when looking for a listing agent:

  1. Education.  One of the most important factors in choosing a real estate professional is their education, as well as direct experience in the real estate industry.  I not only have over 20 years in the Brevard market, but I also have a degree in finance, graduating summa cum laude with a 4.0 GPA from the University of Central Florida.  
  2. Expertise.  You want a full-time agent who is familiar with your area and with the type of property you intend to sell.  Does he or she employ a diverse range of marketing and advertising strategies?  How tech-savvy is your agent?  How many similar properties has he or she been able to sell in the past?  Does your agent use a professional photographer?  
  3. Availability and Commitment.  Your agent should be capable of prompt and decisive action during the course of selling your property. Does your agent make it a point to keep in touch with you constantly?  Can your agent easily be contacted in case of emergencies or even for the simplest questions?  Is your agent available on the weekends, or in the evenings when most buyers are out looking?
  4. Rapport.  Does your agent take the time to listen to your goals and clarify your needs?  Can your agent understand your unique situation and be genuinely concerned about the outcome of the process?  Your listing agent will be your guide and partner in this crucial decision, so it is important to find one with whom you can get along.

What Is Your Property Worth?

Without a professional agent, most independent property sellers tend to overestimate the value of their home.  You can avoid this pitfall by consulting with an experienced real estate listing agent such as myself.  The value of a property is dictated by recent activity in the market.  To determine what the market value of a home is, I undertake a comprehensive market analysis of recent closings in your specific neighborhood.  Using these homes, a CMA (comparable market analysis) is created.  The CMA takes into consideration many different variables such as square footage, number of bedrooms and bathrooms, pools, and home site view.  Monetary adjustments are then made to adjust the value of the comp, so that it better aligned with your home.  The final step is meeting at your home to view first hand any upgrades or updates, as well as verify the home’s condition.  Not only do I provide you with an estimate of value, but I also estimate your seller’s closing costs and provide you with a net take home number.
